What's the difference between Langley Township and Langley City?

Two separate municipalities sharing a name. Langley City is the small urban core (~10 km², ~28,000 people) around 200 St + Fraser Hwy. Langley Township is the much larger surrounding municipality (~316 km², ~150,000 people) covering Walnut Grove, Willoughby, Brookswood, Murrayville, and Aldergrove. Each has its own zoning bylaw — the tool detects which jurisdiction the parcel falls in and pulls the correct layer.

Is my Langley parcel in the ALR?

The tool intersects every parcel against the provincial Agricultural Land Reserve layer and reports the overlap. Significant chunks of the Township are ALR — particularly south of 80 Avenue and around Bradner — where non-farm use requires Agricultural Land Commission approval.

Does Bill 44 SSMUH apply in Langley?

Yes for both jurisdictions — both are above the 5,000-population threshold and have adopted compliance bylaws. The provincial unit floor (3 units on lots up to 3,014 sqft, 4 units above that, 6 within 400 m of a prescribed frequent-transit stop) applies on urban-zoned single-family and duplex lots.
