What can I build on my Maple Ridge property?
Enter any City of Maple Ridge address. The tool tells you the zoning, how many units the new provincial rules let you build, and — critically for Maple Ridge — whether the parcel sits inside the Agricultural Land Reserve. Maple Ridge has the largest ALR area in Metro Vancouver, so this is the question that decides what's possible.
- Maple Ridge zone catalogue (RS-1 through RS-3, R-1/R-2/R-3, RT-1, RM-1 through RM-5, C-1 through C-3, M-1 through M-3, A-1, A-2, P-1, CD)
- ALR boundary check — flagged red when the parcel intersects, with note on ALC approval requirements
- Bill 44 SSMUH minimum-unit floor on residential urban-zoned lots: 3 units up to 3,014 sqft, 4 above
- Provincial riparian (RAPR class), contaminated sites, floodplain (Fraser and Alouette rivers)

Maple Ridge property FAQ
How do I check if a Maple Ridge parcel is in the ALR?
Enter the address above. The tool intersects the parcel against the provincial Agricultural Land Reserve layer and reports the overlap percentage. Any meaningful overlap flags the parcel red — Non-farm use requires Agricultural Land Commission approval, which is rarely granted.
Does Bill 44 apply to Maple Ridge?
Yes. Maple Ridge is well above the 5,000-population threshold. Bill 44 SSMUH applies to urban-zoned single-family and duplex lots — RS, R, RT zones — with a floor of 3 units up to 3,014 sqft (280 m²) and 4 units above that. It does NOT apply to ALR parcels (A-1, A-2), which remain under ALC jurisdiction, and parcels larger than 4,050 m² are exempt.
What does RS-1 mean in Maple Ridge?
RS-1 (One Family Urban Residential) is the standard SFH zone. Min lot 6,000 sqft, yard setbacks 7.5 m front / 1.5 m side / 8.0 m rear. RS-1a is a variant with slightly larger lot sizing; RS-1b, c, d step down to compact urban lots; RS-2 and RS-3 are suburban and rural at 43,000 and 86,000 sqft respectively.
Are Maple Ridge's riparian setbacks the same as Vancouver's?
The provincial Riparian Areas Protection Regulation (RAPR) sets uniform class-based setbacks BC-wide — 30 m for SPR Class A/B, 15 m for C, 10 m for D. The tool applies the same logic regardless of municipality. Maple Ridge has many fish-bearing tributaries to the Alouette and Pitt that trigger 30 m setbacks.
