What's the difference between the District and the City of North Vancouver?

Two separate municipalities. The District (DNV) covers most of the North Shore including Lynn Valley, Seymour, Edgemont, and Capilano. The City of North Vancouver (CNV) is the smaller urban core around Lower Lonsdale. This page covers the District; CNV zoning is on our roadmap.

Does Bill 44 apply to DNV?

Yes — DNV is well above the 5,000-population threshold and adopted compliance bylaws. The provincial SSMUH unit floor applies on RS / R / RD / RT zones: 3 units up to 3,014 sqft (280 m²), 4 units above that, and 6 within 400 m of a prescribed frequent-transit stop. Parcels larger than 4,050 m² are exempt. Slope and creek DPAs may still constrain the buildable form.

What riparian setbacks should I expect in North Van?

Most fish-bearing streams in DNV trigger SPR Class A or B (30 m setback under the provincial Riparian Areas Protection Regulation). The District also overlays Streamside DPAs and Slope/Creek-Hazard DPAs that frequently bind tighter than RAPR alone. The tool flags the RAPR class; site-specific DPA review is still required.
